During your visit, you’ll meet with one of our expert New Home Consultants, who will listen to your needs, answer your questions, and help you discover why Cook Bros. During your first meeting with your New Home Consultant, you’ll discuss your lifestyle, budget, and needs, along with financing options for your new home. If needed, we can recommend trusted lenders who will assist you in securing a mortgage pre-approval letter, giving you a clear view of your options.

Choose one of three paths that lead to your new Cook Bros. Home:

• Quick Move-In Home: Purchase one of our stunning Showcase Homes, which feature Cook Bros. Homes’ signature enhancements, including designer-inspired interior and exterior finishes.
• Fast-Track Home: Select one of our available Fast-Track Homes or Home Sites, and personalize it by choosing from one of our thoughtfully curated collections of interior and exterior finishes and enhancements, hand-selected by our professional designers.
• Semi-Custom Home: Collaborate with our Design & Selections Coordinators in our Home Design Centre to fully personalize your home, selecting your individual interior and exterior finishes and enhancements.

If you haven’t already chosen a floor plan, your New Home Consultant will help you find the perfect one that matches your lifestyle, budget, and desired features. After selecting your floor plan, they will guide you in choosing the ideal home site within one of our beautiful communities.

Your New Home Consultant will assist you in selecting the structural options and features you desire, ensuring your new home meets your needs and preferences.

Once your floor plan, home site, and structural options are selected, you’ll receive your personalized investment amount from your New Home Consultant. This includes the costs for your selected floor plan and structural options.

Take this opportunity to review your investment and ensure everything aligns with your personal goals. Once confirmed, changes to the structural design may impact the investment amount, so it’s essential to be sure before moving forward.

It’s time to make everything official! You’ll sign the necessary paperwork, including Cook Bros. Homes’ Building Specifications, Floor Plans, Structural Options, and your Purchase Agreement. The agreement will outline the payment schedule, and you’ll be asked for an initial nonrefundable deposit at this time.

Your New Home Consultant will walk you through what to expect during construction, answer any remaining questions, and review the communication process moving forward. After signing, your Design Selections Coordinator will contact you within 72 hours to schedule your appointment at our Home Design Centre.

At your Design Studio appointment, you’ll meet with your Selections Coordinator in our state-of-the-art 3,000 square-foot space. Here, you’ll make all your interior design selections, including cabinets, countertops, plumbing, lighting, flooring, paint colors, and other details that shape the look and feel of your new home.

Before breaking ground, our Pre-Construction Specialist, Design & Selections Coordinator, and Project Superintendent meet to review the specifics of your project and ensure everyone is aligned. This is where the magic starts!

Next, we submit your building permit package and construction drawings for approval, ensuring everything is in place to proceed smoothly.

As construction nears completion, your Project Superintendent will guide you through your home’s final touches. You’ll receive a full home orientation to familiarize yourself with all the features and systems of your new home.

At closing, you’ll receive a listing of all finish materials used in your home, executed paperwork, contacts for any post-construction needs, and a detailed Residential Construction Performance Guidelines handbook. Of course, we’ll hand over the keys to your beautiful new home, marking the beginning of a new chapter!
